Both systems can cool your home effectively, but they work very differently, they cost differently to install and operate, and one will almost always make more sense than the other depending on your home's layout, your budget, and how you actually use your space.

In this guide, we'll break it all down — no fluff, no sales pitch — so you can make the right call for your home and your wallet.


What Is a Mini-Split System?

A mini-split (also called a ductless mini-split or ductless AC) is a two-part system: an outdoor compressor unit and one or more indoor air-handling units mounted on walls or ceilings inside your home. The two units are connected by a small conduit that runs through a hole in the wall, carrying refrigerant lines, a power cable, and a condensate drain.

Because there's no ductwork involved, mini-splits are often called ductless systems. Each indoor unit operates independently, meaning you can cool specific rooms or zones without cooling the entire house.


Common configurations include:

  • Single-zone: One outdoor unit connected to one indoor unit — ideal for a single room, studio, or addition.

  • Multi-zone: One outdoor unit connected to multiple indoor units — allows independent temperature control in up to 5–8 different rooms or zones from a single compressor.

Mini-splits are widely used across Asia and Europe and have become increasingly popular across Hawaii over the last decade, for reasons we'll get into shortly.


What Is Central Air Conditioning?

Central AC uses a single large system — typically a split system with an outdoor condenser and an indoor air handler — to cool your entire home through a network of ducts. The cooled air travels through those ducts and exits through vents in each room. A single thermostat (or zoned thermostat system) controls the temperature across the whole house.

Central AC has been the standard in American homes for decades and remains the default in most new construction. It works best in homes that already have existing ductwork, since installing new ducts from scratch is one of the more expensive parts of any central AC project.


Hawaii's Climate Changes the Calculation

Before we dive into the head-to-head comparison, it's worth acknowledging something important: Hawaii's climate is not like the rest of the United States. A few factors that matter here specifically:


  • We don't use heat much. On the mainland, HVAC systems do double duty — heating in winter, cooling in summer. In Hawaii, most homes need cooling year-round with very little or no heating. This affects which system type offers the best value.

  • Humidity is a factor. Hawaii's tropical humidity means your AC system needs to do a good job of dehumidifying the air, not just cooling it.

  • Many older Hawaii homes were built without ductwork. Plantation-style homes, older Oahu neighbourhoods in Waipahu, Kalihi, or Aiea, and many post-war homes simply weren't built with central AC in mind. Adding ducts can be disruptive and expensive.

1. Installation Complexity

Central AC: If your home already has existing ductwork in good condition, central AC installation is relatively straightforward. The scope of the project depends on the size of the system and the condition of your existing ducts. If you need new ductwork installed — common in older Hawaii homes — the project grows significantly in both time and complexity, often requiring work inside walls, ceilings, and crawl spaces that can be disruptive to daily life.


Mini-Split: Installation is simpler by comparison. A single-zone system can typically be completed in a day. A multi-zone system covering several rooms takes longer depending on the number of indoor units and the complexity of the layout, but because no ductwork is required, there are no surprises from hidden duct issues, no walls being opened up, and no guesswork about what's behind your ceilings.

The other advantage of ductless installation is predictability — the scope of the job is clear from the start, with no risk of uncovering aged or damaged ducts mid-project that change the timeline or the plan.

Bottom line: For homes without existing ductwork, mini-splits are the simpler, faster, and less disruptive path. For homes with solid existing ductwork already in place, central AC installation is more straightforward than it would otherwise be.


2. Energy Efficiency

This is where mini-splits really shine, especially in Hawaii.

Mini-splits are inverter-driven, meaning the compressor adjusts its speed continuously rather than cycling on and off at full power. This is more efficient, especially when used to cool specific rooms rather than the whole house simultaneously.

Modern mini-splits often carry SEER ratings (Seasonal Energy Efficiency Ratio) of 20–30+, compared to central AC systems which typically range from 14–22 SEER. Higher SEER = lower electricity bills.


Additionally, central AC systems lose a meaningful percentage of their cooled air through duct leaks — studies suggest 20–30% of cooled air can be lost through leaky or poorly insulated ductwork. Mini-splits, with no ducts, have no such losses.

Central AC requires ducts — which means either existing ductwork or a significant construction project. Installing new ducts means cutting into walls, ceilings, and crawl spaces. For homeowners in older Hawaii neighborhoods, this can be a months-long project with significant disruption.


Mini-splits require only a small hole in the wall (typically 2.5–3 inches) for the conduit. Installation is usually completed in one to two days with minimal disruption. The indoor units are wall-mounted and come in sleek, low-profile designs that blend into most interiors reasonably well, though some homeowners find them less discreet than the ceiling vents of a ducted system.

Winner: Mini-split for installation speed and minimal disruption, particularly in homes without existing ductwork.


5. Maintenance

Central AC maintenance centers on:

  • Changing air filters every 1–3 months

  • Annual professional servicing (coil cleaning, refrigerant check, etc.)

  • Duct cleaning every 3–5 years

  • Checking for and sealing duct leaks


Mini-split maintenance includes:

  • Cleaning the washable indoor unit filters monthly (easy to do yourself)

  • Annual professional servicing

  • Keeping the outdoor unit clear of debris


Mini-splits are generally considered lower maintenance than central systems because there are no ducts to clean or leak-test. The washable filters in most mini-split indoor units are also simpler to maintain than replacing disposable duct filters.

Winner: Mini-split, with a slight edge for easier day-to-day maintenance.


6. Lifespan

Both systems have comparable lifespans when properly maintained:


  • Central AC: 15–20 years

  • Mini-splits: 15–20 years, with some high-quality units lasting longer


In Hawaii's climate, salt air near the coast can accelerate corrosion of outdoor components in both systems. Choosing units with marine-grade coatings and keeping outdoor units clean and clear is important regardless of which system you choose.

7. Resale Value and Buyer Appeal

This one is nuanced. Central AC is what most buyers expect when they hear "air conditioning," so a well-maintained central system can be a selling point — especially for buyers relocating from the mainland who are used to ducted systems.

Mini-splits, on the other hand, are the norm across much of Asia and are well-understood and highly regarded by buyers familiar with Hawaii's market. As energy costs continue to rise, the efficiency of mini-splits may become an increasingly attractive selling point.

Consider a hybrid approach if:

  • Your home has partial ductwork that works well for the main living areas, but you want mini-splits for bedrooms or additions

  • You want centralized cooling downstairs with zoned control upstairs

Hybrid setups are increasingly common in Hawaii and can offer the best of both worlds.
